In its latest major project, Venture Development Group says it will build a 21-story multi-use complex in Downtown Anchorage, assuming businesses step up to lease the spaces. The proposed 365,000-square-foot facility will feature street-level retail shops, 14 stories of Class A office space and more than 1,000 parking spots. It will also feature a fitness center, secured access and a large conference center.

Target leaseholders are businesses involved in the energy sectors.

The company hopes to start construction on the Augustine Energy Center in the spring, with completion in 2010. Venture officials said a price had not be finalized, and could not disclose estimates.

The building, at Sixth Avenue and G Street, will be owned by NANA Development Corp. and Augustine Development LLC. Contractor is Neeser Construction Inc., and the architects are Kpb Architects Inc. and Washington-based LMN Architects. Augustine Development is owned by Neeser Construction's Jerry Neeser and Kpb's Mark Pfeffer.

NANA Management Services will serve as building operator, and the Anchorage Community Development Authority will oversee parking.

It will conform to Leadership In Energy And Environmental Design (LEED) Silver Certification.
