Builder Bob Bradley is hoping the sparse availability of Class A office space in South Anchorage will draw business to his new office building and storage facility next to Lowe's Home Improvement.

An Anchorage developer has combined high-end office space with classy storage facilities in a new building in South Anchorage.
Builder Bob Bradley has constructed a three-story facility that features one floor of Class A office space atop of two floors of secure, heated indoor storage units. The 435 units vary in size from 5x5-foot to 10x30-foot.
The $13 million project is located in Anchorage's fast-growing O'Malley Center, next to Lowe's Home Improvement warehouse,
“There's room for growth out here,” Bradley said. “It just made sense.”
The timing also seemed right, Bradley said. The city plans to widen the Old Seward Highway and nearby Huffman Road, and add a bike path through the area.
South Anchorage currently has little office space, much less Class A space, said Jack White Commercial Real Estate's Ron Pollock, broker for the facility.
About 7,500 square feet of the 32,400-square-foot office space is already leased. Pollock and Bradley are also talking to a couple of chefs to entice them to open a nice restaurant in the building.
Work is expected to be completed this month.
