DEFAULT AND SALE
This is a notice that the Trustor, DMITRIY MAKITRIN executed a Deed of Trust to FIDELITY TITLE AGENCY OF ALASKA, as Trustee, with PAUL J. NANGLE, Beneficiary, recorded the 5th day of February, 2013, as Instrument No. 2013-002544-0, Palmer Recording District, Third Judicial District, State of Alaska. The Trustors have breached and defaulted in their obligations for which the Deed of Trust is security by failing to make the required payments due under the Promissory Note in accordance with the Deed of Trust. There is presently an amount due and owing to PAUL J. NANGLE, Beneficiary, the principal sum of FORTY TWO THOUSAND EIGHT HUNDRED EIGHTY EIGHT DOLLARS AND FOURTEEN CENTS($42,881.14) plus interest thereon at the rate of SIX PERCENT (6.0%) per annum from the 1ST day of March, 2018, and said interest continues to accrue. There are real estate taxes due of $1,572.76, as of July 11, 2018.
Said Deed of Trust concerns the following described real property:
Unit No. 410, PIEDMONT WEST CONDOMINIUMS, as identified in the Declaration recorded August 8, 1983, in Book 874, at Page 82, and amendments thereto, and as shown on the Floor Plans and As-Built Survey filed under Plat No. 83-100, in the records of the Anchorage Recording District, Third Judicial District, State of Alaska.
More commonly known as 3041 Lois Drive, #410, Anchorage, AK 99517
Conditions of Reinstatement: If the default has arisen by failure to make payments required by the trust deed, the default may be cured and the foreclosure terminated if (1) at any time before the sale date stated herein or a date to which the sale is postponed, payment is made of the sum then in default, other than principal that would not be due if the default had not occurred, plus attorney and other foreclosure fees and costs actually incurred by the Beneficiary and Trustee due to the default, and (2) if the Trustee does not elect to refuse payment and proceed with the sale if the recording of a Notice of Default and a reinstatement have occurred two or more time previously under the trust deed described above.

The amount due will increase hereafter by the amount of interest incurred at 6.0% per annum and by future foreclosure fees and/or foreclosure costs, and by any sums properly advanced or expended under the terms of the Deed of Trust.
The undersigned, being the original or properly substituted Trustee, has elected to proceed to sell the property to satisfy the obligation and will hold such sale on the 11 day of October, 2018, at the hour of 10:00 a.m., at the main front entrance, Nesbett Memorial Courthouse, located at 825 West 4th Avenue, Anchorage, Alaska 99501.
