DEED OF TRUST SALE BY TRUSTEE
NOTICE is hereby given that on March 6, 2018 at 10:00 AM at the front entrance of the State Municipal Building for the Superior Court of the State of Alaska, 304 Lake Street, Sitka, Alaska 99835, the undersigned LAW OFFICE OF BRITA SPECK, LLC, as Trustee acting pursuant to the power of sale conferred in that Deed of Trust executed by John McCrehin, Trustor, in which CAROL J. WILLIAMSON is named as Beneficiary dated 2/25/2010, recorded 3/3/2010 as document 2010-000260-0, in the SITKA Recording District, First Judicial District, State of ALASKA, through LAW OFFICE OF BRITA SPECK, LLC as the Trustee, by reason of default in the payments of the obligations secured by such Deed of Trust and in performance of the covenants contained therein, including the breach or default, a notice of which was recorded on December 4, 2017 as Serial No. 2017-001357-0, in the Office of the Recorder of the Sitka Recording District, which will sell at public auction to the highest and best bidder for cash, in lawful money of the United States, payable at the time of sale upon closing of bids, the interest conveyed to the Trustee by such Deed of Trust in and to the property therein described, situated in the City and Borough of Sitka, State of Alaska, and more particularly described as follows:
Lot 13A, amended Jamestown Heights Subdivision USS 3718, IN THE SITKA RECORDING DISTRICT, FIRST JUDICIAL DISTRICT, STATE OF ALASKA.
This property is more commonly known as 116 Wolff Drive, Sitka, AK 99835
The Sale will be made without covenant or warranty regarding title, possession or encumbrance, for the purpose of paying the obligations secured by such Deed of Trust, including fees, attorney’s fees, charges, and the expenses of the Trustee, sums, if any, expended under the terms thereof, interest thereon, and $237,503.30 in unpaid principal plus unpaid costs and interest as of 9/29/17, with interest at the rate of six percent (6.00%), per annum, and any applicable late fees, until paid in full.
The Beneficiary will have the right to make an offset bid without cash in an amount equal to the balance owed on the obligation at the time of sale, including all sums expended by Beneficiary and Trustee under the Deed of Trust with interest thereon.
