Fidelity Title Agency of Alaska LLC, the present trustee under a deed of trust, gives notice that the property described below will be sold for cash at public auction at the front door of the Superior Court Building, 125 Trading Bay Drive, Kenai, Alaska on January 5, 2018 at 11:00 a.m. The property to be sold is described as follows: The West One-Half (W1/2), of Lot Six (6), according to the Plat of BINKLEY SUBDIVISION, filed under Plat K-332, Kenai Recording District, Third Judicial District, State of Alaska. Property Address: 167 E. Redoubt Ave., Soldotna, AK 99669. The property is being foreclosed pursuant to a deed of trust in which Valerie L. Stout appears as the trustor and the United States of America acting through the Farmers Home Administration, United States Department of Agriculture, appears as the beneficiary in the deed of trust, which was recorded on February 22, 1980 at Book 153, Page 621 of the records of the Kenai Recording District. Said deed of trust was assumed by trustors Theodore A. Velanis and Anna M. Velanis in a deed of trust recorded July 8, 1986 at Book 290, Page 229 of the records of the Kenai Recording District. To the best knowledge and belief of the beneficiary, the heirs and devisees of Theodore A. Velanis and Anna M. Velanis include Julie Cooper, while any other heirs and devisees are unknown to the beneficiary. The amount owing to the beneficiary and secured by the deed of trust is nineteen thousand nine hundred ninety seven and 55/100ths dollars ($19,997.55) as of November 24, 2015. To this figure is added expenses of foreclosure and sale, including protecting the property, incurred through September 29, 2017. The expenses of foreclosure and sale through September 29, 2017 are $1,520.00. Therefore, the total owing to the beneficiary through September 29, 2017 is $21,517.55. Additional expenses of foreclosure and sale, including protecting the property, may be incurred after September 29, 2017 and added to the total owing to the beneficiary.
